Promoting your house for rent

If you are planning to move in the near future and not sell your house any time soon, then finding someone to rent your house early is a good idea. Your tenant will pay the rent and you will be able to pay your mortgage and all the while building up your equity. However, before you make that move, there are several things to do to ensure that it goes smoothly.

Look at the numbers. Before putting up your house for rent, make sure you look at the costs and that you can afford. Usually, if something goes wrong in the house while there is a tenant you will have to foot the bill and this is why you should only consider tenants with a good track record. You should also consider the cost of not getting a tenant immediately or for a long time and budget for this accordingly.

Once you’ve decided that you are going ahead with your move, get the property ready and starting promoting it through the various ways listed below.

There are a host of places both online and offline where you can list your house for rent. The list is endless and ranges from free listings to subscription portals to promote your house.

One of the first places to look for help is with an estate agent that has experience with your type of property and location. This is not the cheapest and there will be costs involved, but it will give you peace of mind that you will receive rental payments and a good tenant will be found for your property.

The cheapest way to promote your house for rent is to place a link on a personal blog like WordPress or Tumblr. The other benefit is that it gives you freedom to place as much information and as many images as you like. The big disadvantage is that you will have to do some additional work to promote it on Google and other search engines and this could take a long time to see any traffic.

Another free portal is Gumtree and similar sites which allow you to list your property for free. Additional tools on this platform are available for a small fee, but the benefits in traffic volumes outweigh this and it is possible to start viewings on the day you list it. One of the disadvantages is that you will get many enquiries from people you won’t find suitable for your property especially if it’s in an upmarket area.

There are many other places to list your home including popular property sites like Rightmove and others.
